Montana is one of the most dynamic real estate markets in the United States with regard to construction costs. If you choose to build in Eastern Montana you can build as cheaply as any place in the country. If you choose to build in Western Montana you can build as expesively as any place in the country. You'll be hard-pressed to be able to modestly build in a place like Bozeman for less than $115 per SF ($150/SF with property included). I'm involved in construction throughout Montana and the Western United States. There are those who will tell you that you can do it for less and they are correct, but I wouldn't recommend it as you will likely be swinging your own hammer or sacrificing the integrity of the project and potential resale value in a competitive market. Keep in mind that I'm refering to a suburban/urban project. There are many places in Montana that look attractive because of the view, but they mayhave additional costs such as well drilling, snow plowing, septic system construction/maintenance, power line install, gas line install, and remote delivery that can also impact the cost. I've seen a lot of folks that move here and forget that they still need electricity, water, accessibility, and other amenities. It's easy to spend an additional $100,000 on wells, septic, electric supply, etc. I hope that you find this information helpful.
