Why do realtors today play unethical games with their listings what happened to the time frames of the contract it no longer seems to matter that the response is in a prescribed time frame.?

As an independent broker of 23 plus years, I no longer can be proud of my profession, yes, profession...There were days when ethics played an important part, home prices weren't "lowballed" to garner multiple offers, and there is an unethical flavor to the behaviors. You can't require someone to be prequalified by YOUR lender, but nothing can be done about it because they simply throw out your offer, you can't ignore time frames for response, or you can take your offer and withdraw it or let it expire, you NEVER know what a sellers bottom line is by looking at the list price as it is below market and wanting everyone to guess and create a bid war...............as a very proud broker, of a family of 100 years of experience, the lack of ethics today is apalling to me

and negotiation is not even an issue any longer. Come on people, lets play fair to all. We represent the public.........

TIME IS OF THE ESSENCE....a real estate known, like location, location, location. Time is no longer an issue and an unfair burden on the public that relies on our expertise. There is nothing professional about ignoring conditions of a contract and I wish someone would stop making all of us look like used car salesman.
