The term unimproved real estate generally means vacant land that is not serviced with municipal or county water and sewer. Also available electricity, telephone, and Cable Television may not be in close proximity to the site. Caution should be exercised as sometimes vacant land is unimproved land (as described above) or a building site or pad site that does have public water and sewer, and other utilities available at or close to the site.
