What must happen in order for new species to evolve?

Reproductive isolation.

If a species is divided into two groups, which cannot interbreed, then each group will gradually adapt to their new environment . Eventually the two groups will be so different that members from the different groups can no longer mate with one another and produce fertile offspring. This means that the two groups have become different species.
