You have all the signs of a bad heatercore but you cant find any leaks?

If there's no leaks...then it must be burning off. Check your engine blocks on both sides many times it's wet on either side slightly enough just to tell. You need to check under the vehicle and see if there's wet spots on the ground from anti freeze dripping.
