Perhaps you could use a realtor to sell you the land. But, you'll need a construction loan from a bank and a contractor to build a house. The bank will handle the money for you--they inspect the work that has been done and then pay out the money requested by the contractor. That way, you end up with quality work that meets the specs and also make sure that the proper permits have been obtained.

You would obtain a real estate agent when you have something to sell.
