The owner's estate is responsible for the mortgage. When a person dies owning property their estate must be probated in order for legal title to the property to pass to the heirs, according to the terms of the Will or according to the state laws of intestacy if there is no Will.
If the mortgage isn't paid the lender can take possession by foreclosure and sell the property. The heirs can check to see if there is any life insurance that covers the mortgage. If not they need to pay off the mortgage if they wish to keep the property.
