When can you legally be locked out of your self storage unit in MA?

two situation i could think of

1) you owe them money (they can auction off your stuff)

2) they find out that you are storing illegal stuff (read the T&C carefully)

In some country even when you fail to pay, they can't sell you stuff, like HongKong Storage
