Why and when did Pancho's Mexican Buffet in Corpus Christi close?

Early 2000's because of the obscene rising rent of building in an awful shopping mall. This Pancho's had been there for years and brought people to a mall that was otherwise deplorable and til this day still is. The parking lot has pot holes, the roof leaks, and the location attracts beggars. None of these problems deterred customers to Pancho's. But the land lord got greedy and had raised the rent twice in two years. The restaraunt closed):
