How do you get real estate buyers?

I tend to get most of my real estate buyers through a website that specializes in MLS listings. As a Non-Mormon Realtor living in Utah, I put most of my marketing efforts into creating a website that, through broker reciprocity allows me to display all of the active listings on the southern Utah MLS system. Then, I make sure to write a daily blog highlighting the southern Utah real estate market and all of its activity. Out of area sellers can view recently sold comps in their neighborhood, out of area buyers can not only view the entire MLS system - they can set up their own automated email-based on their specific criteria. Arranging for emails to be sent at a predetermined time: daily, weekly, monthly. Once they found that Golf home, equestrian property, townhome, or investment property that suits their needs, we arrange the showings.
